5 steps to finding the right agent for you

The wealth of information, tools and research out there today surrounding the real estate market has made it easier than ever for someone to sell their own house.

However, as much as we like to believe we’re all experts in the field, selling a house isn’t exactly a walk in the park.

To achieve a successful sale outcome, you need knowledge of and experience in the area of selling a house, an eye for detail and killer negotiating skills.

If the time has come to sell your house, one of the questions you will have asked yourself is, ‘do I need a real estate agent?’

Of course there is no right or wrong answer - it’s optional to have an agent assist you sell your house. For some people however, this may be a new field and may require guidance, advice and support throughout the selling process.

Many people choose to go through a real estate agent to reduce the hassle that comes with buying or selling a house, in fact 20 per cent of real estate agents account for more than 80 per cent of property sales in Australia.

Now you ask, ‘how do I select an agent who will have my best interest at heart before their own?’ There are indeed a great deal of real estate agents out there, but the following five steps might just help you decide.

Step 1: Make a list of all the agents you perceive to be most active. They will be on most of the property listings – friends and family might also recommend someone.

Step 2: Rank each of the agents on your list by checking on their profile and how often they turn the “For Sale" sign into a "SOLD" one.

Step 3: Look at their marketing strategies – observe their online presence and the use of flyers and brochures in letterboxes. How strong or effective are their marketing strategies?

Step 4: Ask about the strength of their database and how effectively they use it.

Step 5: Once you identify an agent you’d like to work with, make an appointment to ask the necessary questions to find out if they’re the right agent for you.
