At some stage or another, we’ve all attended that open house across the road or down the street that we secretly can’t afford, but desperately wanted to look at right?
Ultimately, we are inquisitive when it comes to top real estate!
But have you ever wondered what the most expensive Australian properties are, where they are located and whether or not Darwin made the list?
When we think of Australia’s most expensive areas, Sydney locations such as Point Piper come to mind. However, while Sydney is home to some of the most expensive houses, suburbs in other states are up there in value.
In 2012, the top ten expensive suburbs in Darwin for houses were Bayview, Fannie Bay, Parap, Lyons, Nightcliff, Stuart Park, Marrara, Rapid Creek, Jingili and Leanyer.
In 2013, Australia’s most expensive home valued at $57.5m, was located at 43 Saunders Street, Mossman Park WA.
Other locations to make this list in 2013 were Vaucluse in NSW, Hawthorn VIC, Gold Coast QLD, Brisbane QLD, Sandy Bay TAS, Red Hill ACT, Glenelg SA and Fannie Bay NT.
The Northern Territory based home making it onto Australia’s most expensive homes list in 2013 was 94 East Point Road, Fannie Bay, valued at $4.7m.
The question stands, how do Australia’s most expensive properties become so popular, of course other than the fact that they are visually stunning?
In current years, the internet has increased the opportunity for potential buyers and the larger community to view properties digitally, cue virtual tours and property videos!
Thus the days of only being able to view properties physically are over, in fact a lot of buyers these days make a purchase based on what they see online.
Measuring online property success and popularity is simple: the total number of clicked-on listed properties. After all, tens of thousands of potential buyers each year are engaging in online property searching.
So how do these top dollar properties gain this extensive popularity and reach online?
Firstly, have a good understanding of your suburb demographic – who do you want to target and what features of the property will appeal to them?
Secondly, make sure your property is photographed by a professional – professional photographers know their stuff when it comes to lighting and angles, so always opt for the best!
Thirdly, arrange your property for your target market – properties which are staged to appeal visually will always get better results, giving potential buyers the opportunity to imagine themselves living in the property.
Fourthly, trust your Real Estate agent – selling properties is what we do best, so know our advice is going to benefit you in the best possible way!
And lastly, get to know your suburbs competition – if there are other properties on the market in your suburb, look into what they are doing and how they have listed their property online.
